Our commercial work covers new installations, upgrades and the ongoing maintenance that keeps a building compliant. The main services we provide on the Gold Coast are:

How we work with builders
On construction and fit-out projects, we work as the electrical subcontractor to the builder. We price from the drawings and specification, flag design issues before they reach site and plan our labour against your program. Temporary power, underground, rough-in, switchboards and fit-off are all handled in-house.
We work under your site induction and rules, provide a SWMS for high-risk tasks and sign off ITP hold points where the project uses them. Variations are priced in writing before the work is done. At practical completion you get test results, as-built drawings, switchboard schedules and a certificate of testing and compliance, so the handover file isn’t held up by the electrical package. How we work with facility and property managers
Facility managers need a contractor who responds, reports clearly and keeps the compliance records in order. We work to your work order and approval process, arrange access with tenants and building management, and send a short written report after each job with photos where useful.
Where we find something outside the work order, we quote it rather than just doing it. For buildings with several tenancies, we keep work for the landlord and work for tenants separate so invoicing stays clean. Bodies corporate get quotes and options written so a committee can approve them at a meeting.
The Gold Coast commercial landscape
The Gold Coast isn’t one commercial market. It’s a string of centres, each with its own building types and electrical work.
Southport CBD
Southport is the Gold Coast’s main business centre, with office towers, government and professional services, medical practices and the health and knowledge precinct around the university and hospital. The work here is mostly office fit-outs, tenancy refits, data cabling and maintenance in multi-tenant buildings where building management controls access and isolations.
Surfers Paradise and Broadbeach
The high-rise strip from Main Beach through Surfers Paradise to Broadbeach is dominated by residential towers, holiday apartments, hotels, retail and hospitality. Common property lighting, car park lighting, emergency lighting testing and switchroom maintenance are ongoing needs for these buildings, along with fit-outs for the restaurants, bars and shops at street level. Retail around Pacific Fair and the Broadbeach dining precinct keeps fit-out work steady.
Robina and Varsity Lakes
Robina has a large town centre, a hospital and a growing office and medical precinct, while Varsity Lakes has business parks, offices and education facilities around Bond University. Work here includes medical and office fit-outs, retail tenancies and maintenance for newer commercial buildings. We’re based just up the road in Mudgeeraba, so these suburbs are a regular run for us.
Industrial areas
The Gold Coast’s industrial work is concentrated in Molendinar, Burleigh, Yatala and Stapylton, with smaller estates around Nerang, Arundel and Currumbin. These estates mix older tilt-panel units with modern warehouses and manufacturing sites. Typical jobs include three-phase machine connections, LED high-bay upgrades, switchboard upgrades and preventative maintenance.
Coastal conditions and your electrical installation
Salt air, humidity and summer storms take a toll on commercial installations on the Gold Coast. Beachfront buildings see corrosion in switchrooms, meter boxes and external fittings much sooner than buildings inland. Storms bring power surges, water ingress and lightning damage.
We specify fittings and enclosures suited to coastal exposure and recommend surge protection where equipment is sensitive. For older buildings, a thermal imaging inspection is a practical way to find corrosion and loose connections before they cause a failure.
Compliance documentation
Commercial clients need paperwork as much as installed work. Depending on the job, we provide:
- Certificate of testing and compliance for work to AS/NZS 3000
- Circuit, RCD and earthing test results
- As-built drawings and switchboard schedules
- Emergency lighting test records to AS/NZS 2293
- Test and tag registers under AS/NZS 3760
- Thermal imaging reports with photos and recommendations
- SWMS for high-risk work and ITP sign-offs where required

Maintenance agreements
A maintenance agreement puts routine testing, inspections and minor repairs on a set schedule. For most Gold Coast businesses that means emergency lighting testing, test and tag, periodic switchboard inspection and thermal imaging, with repairs quoted and approved as they come up.
The benefit is continuity. Someone who already knows your building, your boards and your circuits is on call when something fails, and your compliance records are kept up to date without you having to chase them. Agreements are built around the site, not a fixed package.
How we price commercial work
Every commercial job gets an upfront written quote with a clear scope, inclusions and exclusions. The main factors that affect cost are the size and complexity of the work, access and working hours, whether the work needs to be done after hours or during shutdowns, and the equipment specified.
