Older beach homes near the village
Closer to the village centre and the beach, some homes date back decades and have been extended or renovated in stages. The wiring often tells the story: a mix of old and new cable, a switchboard that has been added to rather than replaced, and fittings that have suffered in the salt air.
If you’ve bought one of these homes, or you’re about to renovate, start with a proper inspection. It tells you what’s safe, what needs fixing and what can wait, so you can budget sensibly. We put it in writing with photos, which is handy if you’re comparing quotes from builders or planning a renovation over a couple of years rather than all at once.
New builds and estates
West of the village, newer estates have brought a lot of recently built family homes. Owners here usually want to add to what the builder provided rather than fix problems. Popular upgrades include:

- Smart home lighting and controls
- Data points for home offices
If you’re building, it’s best to talk to us before the frame stage. Adding cable while walls are open is easier and neater than retrofitting later.
Smoke alarms
Families moving down from Queensland are often surprised that NSW smoke alarm rules are different. The NSW minimum is at least one working smoke alarm on each level of the home. Many owners still choose interconnected photoelectric alarms throughout, which means an alarm in one room sounds in every room. We’ll explain the options and let you decide.
