Homes from several decades
Mount Gravatt’s housing tells the story of Brisbane’s growth after the war. The older streets have timber homes on stumps, followed by a generation of brick lowsets and highsets, and more recently townhouses and units on subdivided blocks. Each brings different electrical work.
Post-war homes often need switchboard upgrades and safety switches. Brick homes from the 60s and 70s usually have better wiring but not enough circuits or power points, and older lighting that is ready for LED. Townhouses tend to need the smaller jobs: extra outlets, fans, fault finding and lighting changes.
Rentals and smoke alarm compliance
With the university nearby and good transport links along the busway, Mount Gravatt has a large rental market. Landlords and property managers need to keep up with Queensland’s smoke alarm rules, which require photoelectric alarms to AS 3786-2014, interconnected and either hardwired or powered by a 10-year non-removable lithium battery, in every bedroom, in hallways connecting bedrooms and on every storey. They have applied at each new lease since 1 January 2022.
