What Newstead buildings need
Newer buildings are not free of electrical work. They just need different work. In Newstead that usually falls into four groups:
- Commercial tenancies in the podiums and office buildings, fitted out for cafes, gyms, clinics and offices.
- Common property such as basements, lobbies, gardens and plant rooms, maintained for the body corporate.
- EV charging in shared car parks, which needs a whole-of-building plan.
- Apartment upgrades such as lighting, extra power points and fault repairs.
EV charging in apartment car parks
This is one of the most common enquiries we get from Newstead bodies corporate. A single owner asking to install a charger raises bigger questions: how much spare capacity the building’s supply has, how charging will be metered and billed, and how to avoid a basement full of mismatched units on random circuits.
We assess the main switchboard and supply, then recommend an approach that can grow as more residents buy EVs, usually with load management so chargers share the available capacity. Our commercial EV charging page covers this in detail.
Strata maintenance for bodies corporate
Common area electrical is a steady source of work in a suburb this dense. Typical jobs include basement and car park lighting, lobby and landscape lighting, exhaust fan and pump faults, and six-monthly testing of emergency and exit lights under AS/NZS 2293. We work with building managers and strata managers, provide clear reports, and keep records of what was done and when. See strata electrical for how we set this up.
Fit-outs in the podiums
Ground floor tenancies in Newstead are often handed over as a cold shell with a supply point and not much else. We run the fit-out from there: tenancy board, lighting, power, kitchen or treatment room circuits, signage and data. Because these tenancies sit under residential floors, the building manager usually has rules about noise, hours and access, and we work within them.
Inside the apartments
For owners, we handle the jobs that come up once you have lived in an apartment for a while: swapping out tired downlights, adding power points in kitchens or studies, fixing tripping circuits and installing ceiling fans where the ceiling allows. Apartment work needs approval from the body corporate for anything that touches common property, and we can help you work out what applies.
Older sites still in the mix
Not every Newstead property is new. There are still older warehouses and commercial buildings among the towers, and some are being refurbished for offices, showrooms or hospitality. Those jobs look more like the work we do in Eagle Farm and the older parts of the Valley: tracing existing circuits, upgrading supply and bringing the installation up to current standards.
Paperwork for managers and owners
Building managers need records, not just a job done. After each visit we provide a compliance certificate where required, a short written report of what was found and fixed, and test records for emergency lighting. For apartment owners, we keep a copy on file so it is easy to find later.
