What makes Varsity Lakes different
Most of Varsity Lakes went up from the late 1990s onward, so you won’t find many old fibro cottages or original 1970s switchboards here. Instead the suburb is dominated by three types of property: offices and commercial buildings in the business precinct, medium-density townhouses and units, and detached homes around the lake and canals. Each needs a slightly different approach.
Business precinct and office tenancies
The commercial area around the train station and the business park holds a mix of offices, consulting rooms, gyms and small service businesses. When tenancies change hands, the incoming business nearly always wants the space reconfigured. We handle lighting changes, new power and data to workstations, sub-board alterations and exit signs, and we coordinate with builders and shop fitters on larger jobs. For building owners and tenants already in place, we offer scheduled maintenance: emergency lighting tests, test and tag, and replacing failed fittings before they become a compliance problem. Office buildings built in the 2000s are also good candidates for LED upgrades, which cut running costs and maintenance calls.
Townhouses, units and body corporates
Varsity Lakes has a lot of strata property. Body corporates need an electrician who can look after common area lighting, gate motors, pool equipment, carpark lighting and emergency lighting where it’s required. Rentals near the university
With Bond University in the suburb, a good share of homes and units are rented, including to students. Landlords need smoke alarms that meet the Queensland standard at every new lease, working safety switches and quick repairs between tenants. Lakefront and canal homes
Homes around Lake Orr and the canals often have outdoor entertaining areas, pools and garden lighting. Being close to water means outdoor fittings need suitable IP ratings and correct installation. Common jobs include:

- Pool pump and equipment circuits, with correct bonding
- Ceiling fans for covered outdoor areas
- Extra circuits for air conditioning as families add split systems

Homes now 20 to 25 years old
The earliest Varsity Lakes homes are now at the stage where owners start renovating. Kitchens get induction cooktops, garages get EV chargers and home offices need more power and data. Switchboards from that era often have limited spare space, so we’ll check capacity before quoting any big addition.
